Our buyer Tom needed to invest prior to year-end as a tax strategy and ended up buying multiple properties from us as he recognized what a great value land is from a buy-and-hold perspective. 


Because we sell at 20-50% below market value, he knows he will make a profit no matter when he sells. In this case, he needed a place to reinvest before year-end and he recognized the value and low upkeep of vacant land. In his case, there’s no HOA, and property taxes were minimal so there’s very little upkeep. Tom is now talking to developers and builders and evaluating options on keeping and developing the land or reselling it. He’s working closely with his tax advisor to evaluate the best options for him.
