What kind of land do you have available?

We specialize in vacant land.  We offer lots in both HOA and NON-HOA communities, city, suburban and rural, RV, Mobile, and Tiny Home Lots, Agricultural, Industrial, and Rural.  Let us know what you are looking for and we’ll help you find it!

How often do you add new properties?

Do your lots have service (water, power, sewer)?

We offer both!  It’s strictly location-dependent, and services are always noted within our property listings.

How do I know what I can use the land for?

While we always thoroughly research each property that we sell, we do advise buyers to do their own due diligence as well.

Where do I find additional information about the property?

The county is always the best place to start for property use, and if it’s within an HOA you’ll want to talk to them as well.

Do your properties perc?

Buyers are always welcome to do a perc test and we can make the contract contingent on the land passing the test.  If a perc test has been completed on a property it will be noted within the property listing.

How do I see the property? Do I need to schedule an appointment?

Most of our properties have open access so you are welcome to go ahead and view them at your convenience. In rare cases where the property is a part of a home owner’s association and a gate code is required, you will need to let us know 2 days in advance to see the property so we can make the necessary arrangements. 

How are the properties on this site different from ones I’d find on the MLS?

Great question!  We are able to provide properties at wholesale prices because we sell direct, cutting out the high real estate commissions.

Are you an agent that lists land for sale?

We are a land investment firm that buys, sells, and holds vacant land.  We are not licensed realtors.

Do you charge any fees to sell?

No, we do not charge any fees or commissions. You’ll find that properties on this site are discounted around 20% to 50% because we are able to buy the property at a steep discount from landowners who need to sell their property for cash quickly, add on our property acquisition fee which is our profit for finding and negotiating the deal… and you pay a still deeply discounted price. A win-win for all!

Can I use bank financing to buy these properties?

We work with buyers who buy in many different ways. However, we tend to work with people who can close quickly, so most of our clients pay cash. However, if you are pre-approved with a bank and can close quickly… we’ll consider all offers.  If you need financing to buy a property you see on our site, contact us today because we have landowner financing available on some of our properties.

Do you offer owner financing? How does it work?

Yes we do! We are providing owner financing on most properties over $10,000! If you don't see the options in our ad, just ask!

How much do I need to put down?

Once you sign the contract we require $1000, or a 10% escrow, whichever is higher,  as a good faith escrow deposit. This escrow deposit will be credited towards the purchase price and is held by our title company.

Can much can I pay monthly?

The monthly amount depends on how much you can manage to pay, however, the payment term is 5 years. 

How do I make an offer on a property?

Simple, send us an email at info@choiceland.com or give us a call at 724-888-5250. We take offers first come first serve… and the phone is the fastest way to reach us.  Once we connect, we will send you a sales contract.  Once you sign, we will sign and begin the title work with our title company.  

Is the price negotiable?

All our properties are sold way below market value so we always pass those savings along to you.

Can I make a deposit to hold the property?

We are not able to hold properties as we always have multiple interested buyers. Once you are ready to purchase it's a very straightforward process to purchase!

What are the steps to purchase?

1. The first step is to submit the following information for us to send you the sales contract:

  • Name/s of all the individuals who will be on the deed
  • Email address of these individuals
  • Mailing address of these individuals
  • Phone number to be used for communication with the title company

2. The contract is signed by you.  After you sign, we will sign it.  

3. The contract is released to the title company.  

4. The title company starts the title process and handles all the closing documents.   A 10% earnest deposit or $1,000 whichever is greater is wired to the title company within three business days of signing the contract. The remainder of the purchase price, including closing costs and pro-rated taxes, is transferred at closing. 

The closing cost is a standard regulated amount charged by the title company in order to do all the legal paperwork associated with transferring ownership.

The whole process usually takes 2-4 weeks and we have a dedicated title coordinator who will assist you every step of the way so it’s a really fast and straightforward process.  We use a national title company to close to ensure a fast and easy close and because we do so much business with them it’s the best way to keep closing costs low.
